Florida Dew Point & Mold Risk Calculator
Florida air holds a lot of water. Enter your indoor conditions and the temperature of the coldest surface in the room to see the dew point, how damp that surface really is, and whether mold is likely.

Mold growth is likely if this lasts several days. Lower indoor humidity below 60%, check for overnight AC shutoff, and inspect diffusers, wall bases, and carpet edges.
Indoor humidity is above the 60% ASHRAE guideline.

How this calculator works
The dew point uses the Magnus formula, the standard approximation used by weather services. Surface humidity compares how much water the room air holds with how much air at the surface temperature can hold. When that number reaches 100%, the surface gets wet.
Where to measure in a Tampa building
Use an infrared thermometer on supply air diffusers, exterior walls behind furniture, cold water lines, slab floors under carpet, and walk-in cooler doors. Those are the surfaces that condense first in Hillsborough County offices, medical suites, and warehouses.
Why Florida is different
Outdoor dew points in Tampa often sit in the low to mid 70s °F for much of the year. Every door opening, overnight AC setback, or leaky return brings that moisture inside. Keeping indoor humidity under 60% is the single most effective mold control for Florida commercial buildings.
What cleaning crews can do
Regular HEPA vacuuming, diffuser cleaning, quick drying after mopping, and reporting damp spots help. Moisture sources such as roof leaks, AC drain lines, and oversized equipment need your HVAC contractor.

Common questions
- What indoor humidity should a Florida commercial building keep?
- ASHRAE guidance recommends keeping indoor relative humidity below 60%, and most building engineers target 45–55%. In Florida that usually means keeping air conditioning or dehumidification running overnight instead of shutting it off.
- What is dew point and why does it matter?
- Dew point is the temperature at which moisture in the air turns to water. Any surface colder than the dew point, such as a supply vent, cold water pipe, or exterior wall, will get wet. Wet surfaces grow mold.
- At what surface humidity does mold start?
- Building science research commonly uses about 80% relative humidity at the surface, held for days, as the threshold where mold growth becomes likely. At 100% the surface is condensing water.
- Does turning off the AC at night save money in Tampa?
- Large overnight setbacks often let humidity climb, then cold supply air on Monday morning hits damp surfaces. Many Florida buildings run a humidity-limited setback instead of turning cooling fully off.
- Can you clean mold in my building?
- We clean and disinfect surfaces, ceiling diffusers, and floors, and we flag moisture problems during nightly service. Active mold growth over about 10 square feet should be assessed by a licensed Florida mold assessor first.
